Single Point of Contact From Testing Through Clearance

Asbestos-containing materials are present in a significant percentage of structures built before the 1980s — popcorn ceilings, floor tiles, pipe insulation, joint compound, and roofing materials are among the most common locations. When those materials are disturbed by water damage, fire, renovation, or demolition, licensed abatement is legally required before restoration can continue. Cantt Restoration coordinates the full abatement process — we bring in licensed, state-compliant abatement subcontractors and manage the project from initial testing through final air clearance, so your restoration timeline does not stall. We follow ANSI/IICRC S500, S520, and S700 standards on every job, and content restoration is coordinated throughout.

All abatement work is performed by licensed, state-compliant subcontractors. Licensed subcontractor credentials are available on request.

Bulk Sampling Coordination

We coordinate with licensed industrial hygienists or testing labs to collect and analyze bulk samples from suspected asbestos-containing materials before any disturbance occurs — no work proceeds until the facts are established.

Licensed Abatement Subcontractor Management

The physical abatement work is performed by licensed abatement contractors we have vetted and coordinate — Cantt manages the project, the schedule, and the compliance documentation so you have one accountable contact point throughout.

Regulatory Compliance Oversight

Asbestos abatement involves EPA NESHAP, OSHA, and state-specific regulatory requirements. We coordinate compliance documentation, notifications, and waste manifests across all applicable agencies — this is not optional paperwork.

Scope Integration with Restoration

We sequence the abatement scope within your broader restoration project so structural drying, mold remediation, and reconstruction are not unnecessarily delayed — one coordinated timeline, not competing schedules.

Clearance Air Sampling Coordination

We coordinate post-abatement clearance air sampling by a licensed industrial hygienist — the independent confirmation required before workers re-enter abated areas and before restoration work continues.

Complete Project Documentation

We compile all testing reports, abatement contractor certifications, waste manifests, and clearance results into a single project file for your insurance carrier and your records — including documentation to support content restoration of any affected items.

What You Should Do Right Now

  1. 1 Do not disturb suspected asbestos-containing materials. If materials are in good condition and undisturbed, the risk is low. Cutting, sanding, drilling, or demolishing them without testing releases fibers — stop all work immediately if you suspect asbestos. If you do not feel safe, walk out.
  2. 2 If demolition or restoration work has already disturbed suspected materials, vacate the area. Do not use fans or HVAC to ventilate the space — fiber dispersal follows airflow. No fans. No HVAC until the area has been assessed and cleared.
  3. 3 Video and photograph the area before anything else is touched — video first, then photograph. Document the disturbed materials, the surrounding area, and any visible dust or debris. This documentation supports your insurance claim and establishes the pre-abatement condition.
  4. 4 Call Cantt Restoration at (903) 251-9525. We coordinate the testing and abatement process and integrate it into your restoration timeline. Do not attempt to test or remove asbestos yourself — regulatory requirements govern both activities, and improper handling creates serious legal liability and health risk.

How We Document It

Pre-Abatement Testing Reports

We compile all bulk sampling and laboratory analysis results, documenting the presence, type, and percentage of asbestos-containing material in every tested component — the factual foundation of the abatement scope.

Abatement Compliance Documentation

We maintain a complete file of regulatory notifications, licensed contractor credentials, work plans, waste manifests, and inspection records for the abatement scope — everything required for regulatory compliance and insurance review.

Post-Abatement Clearance Reports

Clearance air sampling results from the licensed industrial hygienist are compiled with all other project documentation and provided to your insurance carrier in support of the related claim — confirming the work is complete and the area is safe to reoccupy.

Built Different. Independent.

Independent, Not Franchised

We coordinate asbestos abatement as a managed project — you have one contact point for the testing, the abatement, and the integration with your restoration work. Our decisions are made on-site by our team, not routed through a corporate process.

Insurance Experience From Both Sides

Asbestos abatement triggered by a covered loss is often a reimbursable cost. Our staff includes former insurance adjusters who know how to document abatement scopes in the context of a water, fire, or storm claim so the connection to the covered event is clearly established.

Single-Project Accountability

We manage the subcontractors — you are not trying to coordinate a testing lab, an abatement contractor, and a restoration company independently in the middle of a loss. One call. One team. Complete accountability throughout the process.

Real Results

"Cantt found asbestos in our floor tiles during a water damage job and immediately stopped work and coordinated everything. They brought in the right people, kept the whole project moving, and got the abatement covered in our insurance claim."
— Frank D., Tyler, TX
"When our old commercial building had fire damage, Cantt identified asbestos in the ceiling tiles and coordinated the full abatement before any other restoration work touched those areas. Professional, thorough, and they kept us informed the entire time."
— Karen S., Longview, TX

Frequently Asked

Does my insurance policy cover asbestos abatement?

It depends on the policy and the circumstances of the loss. When asbestos-containing materials are disturbed as a direct result of a covered event — a burst pipe, a fire, a storm — abatement costs are often covered as part of the broader loss. However, abatement triggered solely by age, renovation, or pre-existing disturbance is typically excluded. Our staff includes former insurance adjusters who understand how carriers evaluate these determinations, and we document the connection between the covered event and the abatement need clearly. We assess on-site — not over the phone — and we help you understand your coverage position before work begins.

Can my restoration work continue while abatement is in progress?

In most cases, yes — in areas of the structure that are not part of the abatement containment zone. We sequence the project so unaffected restoration work continues on schedule while abatement is confined to the contaminated areas. Once clearance air sampling confirms the abated areas meet regulatory standards, full restoration work resumes in those areas. We manage that sequencing as part of the overall project plan so total project time is minimized.

How do I know if my structure has asbestos-containing materials?

The only reliable way to know is testing — visual identification of asbestos-containing materials is not possible without laboratory analysis. If your structure was built before 1980, common locations include popcorn ceiling texture, vinyl floor tiles and their adhesive, pipe and duct insulation, joint compound, roofing materials, and certain siding products. We coordinate bulk sampling before any work that would disturb those materials. We do not make assumptions based on age alone — we test, and we document the results.
